Property Developer Website Design in North Cyprus: Sell Off-Plan Projects Online

North Cyprus has one of the busiest new-build property markets in the Mediterranean. From the high-rise projects of Long Beach and İskele to villa developments in Esentepe, Bahçeli and Kyrenia, developers sell many of their units before the first wall is built. Most buyers live abroad, in the UK, Germany, Russia, Türkiye, the Persian Gulf, Iran, Kazakhstan and beyond, and they will not fly in before they are convinced. For them, the developer’s website is the showroom, the sales office and the first proof of trust.

I’m a WordPress and Flutter developer based in Famagusta, and I develop and maintain the four-language website of a real estate company in North Cyprus. This guide explains what a property developer’s website needs to sell off-plan projects online, and how it differs from a general real estate agency website.

Why developer websites are different

An agency sells many finished homes from many owners. A developer sells one or a few projects, often years before completion. The buyer is not choosing a house they can visit; they are choosing a promise: your plans, your track record and your ability to deliver on time. Every page of your website should make that promise easy to understand and easy to believe.

1. A project page that tells the whole story

Each project deserves its own page, not a single gallery. A strong project page shows the location on a map with distances to the beach, the airport and schools, the masterplan, every unit type with floor plans and sizes, the shared facilities, the specifications and the expected completion date. Buyers compare several developments at the same time, so clear, well-organised information wins their attention.

2. Renders, video and construction updates

High-quality renders and a short video bring an off-plan project to life. Drone footage of the site and the view from the upper floors helps buyers picture their future home. Just as important are regular construction updates: a dated photo gallery or a short monthly video showing real progress. Nothing builds trust with an overseas buyer like seeing the building grow, month after month.

3. Live availability for every unit

Buyers want to know what is still available. An interactive availability table or a clickable building plan, where each apartment or villa shows as available, reserved or sold, answers that question instantly and creates a natural sense of urgency. Your sales team updates it from a simple dashboard, and every visitor sees the same up-to-date picture. Whether you show prices, price ranges or “price on request” is your choice; the website supports all three.

4. Every language your buyers speak

Developers in North Cyprus sell to many nationalities at once. A buyer is far more likely to enquire when the website speaks their language properly, with translated menus, forms, floor plan labels and confirmation messages, and each language on its own address so it can be found on Google in that country. The website I develop and maintain runs in four languages, including Persian, a right-to-left language. My guide to multilingual WordPress websites explains how this works with WPML.

5. Payment plans, explained simply

Flexible payment plans are one of the strongest selling points of off-plan property. A clear section that explains the deposit, the instalments during construction and any options after handover helps buyers plan their budget. A simple, friendly explanation of the buying process, from reservation to title deed, removes uncertainty for first-time overseas buyers.

6. Enquiries that reach the right person fast

Every project page and every unit should have a clear way to ask a question: a short form, WhatsApp, a phone number and a button to book a video viewing. Enquiries should arrive with the project and unit already filled in, so your team can answer quickly and knowledgeably. Connecting the forms to your CRM and adding tracking for Google Ads and Meta campaigns shows you which marketing channels actually bring buyers.

7. Proof that you deliver

Completed projects are your strongest argument. A portfolio of finished developments with real photos, handover dates and short stories from owners shows buyers that your promises become real buildings. Information about your company, your team, your licences and your partners, together with honest reviews, makes the decision much easier. If you also build for private clients, see my guide to construction company websites.

8. Fast on a phone, anywhere in the world

Property websites are full of large images, videos and maps, and they are usually opened on a phone, often far from Cyprus. A slow website loses buyers before they see a single render. On a four-language real estate website I improved the homepage PageSpeed score from 51 to 75 on mobile and from 81 to 97 on desktop without changing the design; the details are in my PageSpeed case study.

9. Content that brings buyers from Google

Many buyers start with questions: Is it safe to buy property in North Cyprus? What are the costs and taxes? Which area suits a holiday home, and which suits a rental investment? Helpful articles that answer these questions in each language bring buyers to your website long before they contact an agent, and they build trust in your brand. Separate pages for each area, such as İskele and Long Beach, help you appear in local searches. My guide to local SEO in North Cyprus covers the basics.

When an app makes sense for a developer

For developers with several projects and many overseas buyers, an app can do more than a website: saved units and instant alerts when a matching apartment becomes available, construction updates and documents for buyers who have already reserved, payment reminders, and a direct line to the sales team. As a Flutter developer in North Cyprus, I build apps for Android and iPhone from one codebase. See my guide to real estate apps in North Cyprus and my app development services.

Frequently asked questions

Should each project have its own website?

Usually, a strong company website with a dedicated page for each project works best: all your projects build one trusted brand, and Google sees one growing website. A separate landing page can still be useful for an advertising campaign, and it can live on the same website.

Can my sales team update availability themselves?

Yes. Marking a unit as reserved or sold, adding construction photos or publishing a new project is done from a simple dashboard, in every language. I show your team how to do it at handover, and WordPress maintenance keeps the website updated and secure.

Which languages should a developer website have?

Start with the languages of your main buyer groups, often English, Turkish and Russian, and add others such as German, Persian or Arabic as your markets grow. A well-built multilingual WordPress website makes adding a language later straightforward.

How much does a developer website cost?

It depends on the number of projects, languages and features such as interactive availability or CRM integration. My guide to website costs in North Cyprus explains what sets the price.
